Loan Modification or Foreclosure Prevention Counseling
FGC can assist you with loss mitigation tools, including short sale and forbearance agreements, to avoid foreclosure. A Home of My Own
Pre-purchase counseling, coaching, and education is of paramount importance to ensure that consumers are successful with their investment and are not placing themselves in the position of jeopardizing their long-term financial well-being. Our first time homebuyer program, A Home Of My Own, includes an 8-hour HUD approved pre-purchase homebuyer education class and individual one-on-one financial counseling and coaching to prepare homebuyers for successful homeownership. The program also addresses the needs of individuals accessing down-payment assistance funds.
Reverse Mortgage Counseling
FGC has HUD certified reverse mortgage counselors to provide the required reverse mortgage counseling throughout the United States to seniors considering a reverse mortgage.
To qualify for a reverse mortgage you must:
- Be 62 years of age or older
- Own the property outright or paid-down a considerable amount
- Occupy the property as your principal residence
- Not be delinquent on any federal debt
- Have financial resources to continue to make timely payment of ongoing property charges such as property taxes, insurance and Homeowner Association fees, etc.
- Participate in a consumer information session given by a HUD- approved HECM counselor
